Dues Assessments
The 3rd quarter assessments were due in July. Late fees have been assessed, pool keys turned off, and final notices sent. If you haven’t reached out to make payment, the next step is being sent to collections, where attorney fees will be accrued, and a lien may be placed on your home. The 4th quarter bill will be coming in October as well, so be sure to contact us now in order to avoid further fees.
Pool Closures
We’re nearing the end of the season for swimming. We always stay open until Labor Day, and then start watching the weather forecasts. We’ll stay open as long as we can in September while temperatures allow. We’ll send out an email update as soon as we set a closing date.
Even though the season is nearly over, please continue to follow the rules, by using plastic pants on children who are not potty-trained, and don’t let children under 13 years of age use the pool without adult supervision.
There are cameras at all the pools, and the key system does log and track each key that’s been assigned to a home.
Tree Update
Our Board and Landscaping committee have been reviewing the health of the trees in our community and working on some actions to do better and be more preventative. We’ve established a priority list for replacements and are working to acquire some this fall. There are lots of things to consider and it is taking some time. We appreciate everyone’s patience.
If you are replacing trees in your yard, you should check out the City of Eagle tree rebate program. Also, one of the pests the community found in some of the dying trees removed was bores. If you’re seeing holes in your trees, or noticing they’re not doing as well, you might also want to reach out to an arborist or nursery for treatment.
Pet Rules
Please remember to keep your pet(s) leashed when not on your property, as well as picked up after. This is not just an association rule, but there are City Ordinances that must be adhered to, that include leashes of no longer than 8ft, and there are fines involved. Use the city dog parks for off-leash activities. Please report people who are not leashing their dogs. If you know the residents or where they live, the association can reach out to them first. If not, then please report them to the police. Barking can be helped. Help keep our common areas clean by not leaving behind pet waste.
Golf Carts
Please keep golf carts and other motorized vehicles on the roads, and off common area paths or green spaces. These areas are for pedestrian use. There have been reports of close calls, and even damage from these vehicles making tracks in the landscaping. Please help us maintain our community by reporting violators to the police.
Watering
The Homestead community receives irrigation water from Dry Creek Irrigation. Our community has its own pump stations and a system to pump the water we receive to each home. In order to make sure we all receive adequate water and pressure, we have a watering schedule:
- Even ending addresses water Monday, Wednesday, Friday
- Odd ending addresses water Tuesday, Thursday, Saturday
- Sunday is a makeup day for the common areas.
This schedule should allow the system to distribute water evenly throughout the community, so pressure is maintained. If everyone waters at the same time/day, it creates too much demand on the system and simply drains the water available more rapidly than it can be replaced, causing the pumps to lose pressure and eventually shut down. Once pressure is lost, no one can water. Following a schedule also helps to keep homes from over watering. Everyone is on the honor system. We encourage good watering habits, and hope everyone will be mindful of what they are watering and when they are watering. If you experience low water, check you filters for cleaning first, then try another time. If that doesn’t work, call the HOA to investigate further. We appreciate everyone being conscientious.
Example: 5150 Old World is an even ending address, and should water Monday, Wednesday, and Friday.
See Something, Say Something
There are so many times when the Association hears about things after the fact or months later. In order for items to be addressed, we rely on residents reporting what’s happening. Please reach out anytime you see something that needs attention or is a violation. We greatly appreciate you helping to keep the community beautiful.
